Has anyone had experience in consolidating multiple property loans into a single loan? 

Silliest one tho is someone saying their credit was bad and they were consolidating because they maxed their credit cards out on their wedding...

@James Klafehn The post office around us is trying to get complexes to consolidate to central mail centers, and have been paying for and installing these for complexes, may be worth a call.

Yes, there are tactics of stock swaps, consolidations, liquidations, puts and calls that leverage a better deal, but stocks are generally sold at their "buy price" they are not negotiated down by your broker.

I consolidated my loans and set them up on Income Based Repayment, and rather than accepting my payment, they make one up.

You would want to make sure you have controls in place to definitively keep each of the assets and liabilities separate for each underlying entity.Another concept you might think of is actually opening the company as a legal entity with your desired name and then turn that company into the parent company and manager of all of subsidiary companies consolidating up into the parent.

We plan on consolidating all of our houses into the one area doing a 1031.

(I'll consolidate my smaller properties at some point into more passive NNN commercial or bigger apartment complexes with management so I can enjoy the income.)
