Heard many flipping disaster stories and want to learn how to avoid the most common pitfalls?

Hi I have a friend who is buying his first duplex using a VA loan he’s in the process of evicting a tenant because he needs to move into one of the units but is having problems the tenant is on a month to month lease and he gave her a 30 day notice to leave.

I used the calculator today and it was adding cashflow during rehab months 🤦🏻‍♀️I also noticed that rent did not increase for years 2-30. 

I noticed you are in Austin Tx (I'm in the Ft Worth market as a Landlord, rehabber primarily). 

this is very common.. 

I don't know your market at all, but it's common for neighborhoods next to the hospital to not always feel safe to out of town nurses--- so just know proximity isn't always the main point.

This is fairly common in college towns so I'd recommend verifying that before going off on a buying spree.

I have doubts about his experience in RE, which I believe may be common among CFP. 

Is 21,000 common for these jobs?

You would have to create an HOA to manage the common area and keep control of that or create a self-managing HOA for the four owners to manage together.
