Everything else like cookware, linens and supplies comes from Wal Mart.

Have to really make sure things like linens, towels, and amenities are on the nicer side.

It's really an incredible vehicle to achieve your dreams and I really believe that anyone can succeed with hard work and some clever thinking.

I'd rather get a prostate exam then have to sit through silverware selections and coordinate linens and what not!

Selling the original property and then 'purchasing' the new property from the LLC.I heard that and it sounds like a slick strategy but also sounds like it could be illegal, i.e. a clever but against-the-law way of sidestepping the IRS rules & laws on 1031s.

I am optimistic and I think I could close 2 properties a year without doing anything 'clever' like pulling equity out of prior homes or forced appreciation. 

The State is constantly updating and amending their law/s causing jurisdictions to change their ordinances about as often as we change our bed linens.
