@Renee Burke - the classification is very subjective and there is no government organization, board, or company that classifies locations.

They also just rewrote the entire zoning code and added some other zoning classification is the property is within a certain distance from a metro stop. 

In my market, the collection rate for office properties is still 95%+ across all classifications.

This would be considered a regular attached ADU conversion, Junior/JADU classification only comes into play when there is another ADU on the property so owner occupancy restrictions do not apply. 

The lenders that I use are telling me that the appraiser is going to pull the county records and we’re likely going to have an issue due to the mismatch in current use vs county classification of property.Anyone have any experience with this issue in city of Cleveland?

Of course that moves the whole classification system with it, so you can see it's not an exact science.

I’m focuses on targeted vacation rentals these days, so the classification is tougher in my mind due to scale of market but I fall into probably B-type.
