Wholesale fees are typically calculated by determining the difference between your contracted purchase price and the price an end buyer is willing to pay.

The sellers were under agreement with another buyer who pulled out when Helene came through (even though the restaurant suffered no damage), so they are looking to close quickly (end of year) and retire.

Crazy stuff though, this industry never fails to amaze me with how shady it can be.
