Code enforcement requires the flooring on the deck on each level to be replaced. 

Problems: Mold remediation took 2 weeks longer than expected, bulkhead needed 3k of repairs that were not accounted for, someone stole our metal gangway that connected floating dock with main deck, electricity via temporary pole in the yard because city of jacksonville inspectors would not go into the house with mold inside it.

Since I am only a year into the property, I have just under 1000$ in the maintenance fund.Currently, I have a leak in a 20+ yr old roof (not a direct result of hail or super extreme winds) over my tenants side, and going up on the roof, there is a lot of decking that is spongy and seems like it has been letting water in for some time.

Since it came from more than one person, I wanted to address it and spent 2 weeks cleaning it - disassembling the front door of the oven, cleaning the glass surface and putting it back, cleaning the oven rack, cleaning the stovetop with bleaching powder, soap, blade. 

We added a florida room and deck in the rear to capitalize on the awesome view, then proceeded to fully replace the kitchens, baths, and convert a family room into a master suite.
