I provide the service.I have a written agreement that specifically authorizes me to handle everything, without input from the Landlord.

Somewhere in the small print should be words to the effect: "testimonials are sponsored, and may not represent typical results", or some other disclaimer which is then supposed to put the author/s back in the "honest corner". ie.

Other investors doing the strategy may be living in a Fool's Paradise that will end without warning (the economy softens, the authorities crack down, whatever).
