I am seeing properties with property taxes ~$3k with a $200k appraisal from the city which seems very low (at least when I compare to rates in Florida that I am use to..)

Currently I am using Bing PPC, Website advertising, Word of mouth.  

I am using a local investor for this property.

Both Coeur d'Alene and Silverwood (our big local amusement park) are 15 miles in either direction.My hesitancy is that the other Coeur d'Alene properties are gorgeous luxury homes or condos with granite countertops, spa tubs and fantastic views.  

I am using local professionals of course, but I try to keep in under budget and time frames.getting quotes , bids, researching specific vendor is crucial for out of state / out of country investor. but surely can be done - and to my believe - results will always be better on your own + you earn the learning to your self:-)

They do not cash flow like I would like but I am using 15 year not 30 year amortizations so I can have them about paid off when I retire. 

Quick background on myself; I am a lifelong musician, run two businesses (one of which is a music school), have done a few real estate deals and just now wanting to expand more in the real estate realm.

I am using some realtor help to get an idea of what is out there and to start property searching to get a baseline of what is in the area.
