It was a beautiful day and we enjoyed a incredible lobster/seafood lunch and were relaxing and drinking some beers when Tom said it's time to hit some golf balls and discuss real estate investing.

I generally have a lease and a set of "house rules" to deal with parties, drugs, alcohol, etc.I guess in the end, treat them no differently than any other tenants. 

(I really just got lazy with it and stopped playing competitively, and okay I had moved on to casual leagues where drinking was the pre-game ritual....that's when I decided outfield was safe and fun. ha)I don't invest in CA at all.

I think my son drinks that in go-gurts every month.
