Most fail to paper the contracts, indemnification and additional insured requirements correctly.

Meaning, two different parties have ripped my listings and falsely advertised elsewhere.So a 1:25 scam-to-door-ratio per calendar year hahaIn addition to fraudulent advertising, I have lockboxes that enable remote showings.

You might have additional items depending on your market.1. 

Maybe you could extend the closings with some additional earnest money (even if you release it) and buy the time so you can simply do a regular 1031 exchange.  

However we often find our electricians get more expensive the longer we use them so we are constantly looking for additional electricians.

If rents are under market, consider small increases or exploring additional ways to optimize your cash flow, such as taking on another roommate.Refinancing is also worth exploring in the future.

I dont think its a terrible idea to post to sites now that say updated photos coming soon.

Please let me know who you have worked with and why you like them (How many properties do they manage for you, how long have you worked with them, what you like about them etc.)When the unit is vacant, do they cover the cost for professional photography to rent it out again, or is that an additional fee?
