The bad actors are not the norm.

If you have some rehab deals under your belt, create a webpage (or Google Drive page) for each one and upload "before and after" pics to showcase your skills with transforming properties from junk to candy.

There is a good chance you will be slapped on the wrist by the SEC or the State which may prevent you from raising money in the future since you would now be considered a "Bad Actor".  

Some are good, but it's so easy for bad actors to participate.When someone sells a property for 2/3 of it's value, that's a cautionary flag, even in the best of situations. 

I also noticed that some my tenants were not very happy with the need to interact with different actors required to get their requests resolved.

A couple of those "successful" people would steal candy from a baby, stand there and eat it in front of them!

They can die inside walls and ceilings causing a smell for months.
