Tenants haven't abused water usage.

There is no real "ghetto" in Denton though, violent crime is pretty low (minus the two isolated events recently).A lot of property management companies in Denton are terrible, so if word gets out that you don't abuse your student tenants you can easily do great business there.

The advantage of younger tenants is that their reasons for renting are more legitimate, however, they are more likely to abuse or neglect the property, often due more to ignorance than malicious intent.
