A lot of lenders used to apply 35% for expenses, but in the last several years, the numbers for supplies, labor, utilities, taxes, etc… have increased significantly.Also take into account the age, occupancy and how has the property been maintained, this will affect the expenses too

Obviously if you have NNN most of the repairs will fall to the tenants and not to you.

It can depend on the property, but owner paying the bills seems rare these days.

Just wondering can you ever catch a great deal on the market  and if so what’s stopping you from taking advantage?

The last of the most important criteria is that the sponsors interest be aligned, to the greatest extent possible, with the interests of the investors.  

The problem is, you can't put the unique challenges that each single family home has on a spread sheet.  

Also, the houses that we like the most usually have the strongest appreciation.
