I'm no so concerned with some random handyman doing trim or drywall, but not tightening a screw the right way can actually burn down a house and kill the occupants.

Lower unit: new floors, texture and paint walls, new light and plumbing fixtures, new doorsUpper unit: making a larger kitchen with an open concept living dining and kitchen, new floors, rock, tape and paint throughout, new trim and doors, new cabinets and new bathroom New windows and siding, 12x12 decorative concrete patio for each unit, new concrete floor in garage, new driveway, removing elec baseboard heat and putting naturally gas forced air in both units.

.$28K is all Exterior (Siding, Roof, Light Landscaping) and Interior (Kitchen, Bath, Light Drywall, Minor Plumbing Repairs, Paint, Trim) but this number is bumped up a few K like I mentioned earlier.Right now this is part-time but we are working to make this a full-time endeavor and should do so within a year assuming the market doesn't nose dive like it did in 2007/2008.

I get that high end upgrades and all the best trimmings adds significant value for the retail market, but not that high over market.  

The house has never been inspected for lead paint, and what I can understand from the law is that if it has not been inspected it is "free game" to gut any trim / windowsills etc that might contain lead paint myself and not hire a licensed lead abatement company.

I'll need to have a dumpster delivered new roof, new exterior paint and fixing some siding, new drywall texture new doors new trim new floors a major cleaning in the kitchen new countertops appliances and fixtures.

I hate trimming with an under powered tool.  

Grass is cut and shrubs are trimmed. 

Replacement costs are routinely much higher than the purchase price for most C class apartment buildings here in the Chicago area due to the high quality of the original building materials (brick, oak trim, hardwood staircases and doors, etc). 

Throughout the house, the wood doors, trim, bathroom vanities, and stair railings were very dinged up from the previous owner who had multiple pets and children.
