So, if an investor sells a property on an installment contract and did no more than 4 in the past 12 months, he is not considered to be a "creditor" under the code and the contract defaluts to 10% or no more than 5% over Treasury rate, which ever is greater.

I haven't had as much time to come to the site lately between my clients and my own investments in the NNN space.Typically someone buys NNN at say 5 plus cap rate and debt in the 3's (currently treasury went from 150 in January to 280 now) so rates more 3.9 to 4.0 versus 3.5 with lenders.
