Quality over quantity. that would be an interesting exercise for BP super computer who has the most votes to post ratio I bet Mike D is right at the top.. then on the inverse you would have the least votes for the most posts those would be those folks that just post the same thing over and over I suspect.Mike's the EF Hutton of BP 😀  hey you stole my line  I suspect half of bp has no clue who Ef hutton is or what we are talking about. 

I just purchased a single-family home in a college town. 

All you need is a single place to track tenant information, payment history, maintenance, and other things.

My idea is to find another buyer who has cash i.e. their own funds, access to hedge funds etc I just don't know if I should list it on MLS or where to find this type of buyer quickly any ideas for a super quick sale this would be as is the title is already ran and I just did renovations on both properties?

It will affect your reviews like everyone said.I will say that it isn't super easy to put a water line where there isn't one depending on where the water is but look at what @Bruce Woodruff posted as an alternative.You will still need to change out the fridge.

That's a potential of 5 - 6 months where the tenant doesn't have to pay me a single dime and will be squatting in my house for free.

Now reality.. unless your using funds from a super successful business.. most most starting out are not sitting on piles of cash or have family offices.. so debt is the only way to get in the game.Also short term debt were your in and out can work.. but it also can bite you in the butt.. look at all the builders that went down in the crash.

I won't be investing in the riskiest/most supportable asset subclasses such as hotels, and tilt my portfolio the ones that have historically been more stable such as multifamily and single-family housing.

I always remember that rockstars know rockstars, so find someone who is a mover and shaker - likely a meetup host - and then ask them who they know.The people doing 100 flips are super busy, so I've also found the best person to find is someone who is a step or two ahead of me...so maybe for you, that is someone doing 2-3 flips a year. 

OK lets analyze this post.I still fail to see the value in that post... not one single person genuinely interested in learning how to wholesale would find any value in that post.Don't you agree?
