This isn't gonna as precise as the comps the realtor sends you but in my napkin math, if I were the seller I'd do some fixing and shoot to list at $330K and hope I don't get any competition.

A quick back of the napkin way to check this is estimate the sum of the yearly rent premiums you can achieve by adding the amenities and apply a reasonable cap rate to get your value generated.

I'm also working on developing an area between two subdivisions that involves redoing a lot of storm and sanitary sewer, water, bike paths, sidewalks, etc and installing a new road and light posts etc.

If it's in the wrong spot, if it's difficult to run pipe from your sanitary fixtures to it, then putting in that second bathroom (or a half bathroom) where you want it might go from being a simple enough job to being a glorious PITA.
