Not that I'd blindly trust a realtor, owner, etc. on those things but it's better than nothing.  

You're going to pay taxes (regular income / short-term capital gains - both the same) no matter what.Double closings do have double closing fees, though some title companies won't charge a full double fee because, for example, they don't have to do the title work twice.If you're trying to prevent the seller from seeing what you're making, you can do a blind hud, or blind disclosure, or whatever it's called. 

BP, YouTube, FB, Direct Mail, Newspaper etc...Obviously your blind marketing like billboards and sporting even ads will have the lowest conversion rate.

For example all windows don’t open (all windows have new blinds) , wiring exposed under the sink, rotten wood , damaged shingles , unlevel sidewalk, exposed romex wiring in laundry rm, damaged siding , & no drain pan for water heater .

If there is a blind corner make it a half moon pull out.

This saga is the major reason to never buy into a property with an HOA- - you just get blind-sided down the road and your investment plans go in the toilet.
