I remember when I defended one of my mentors in another discussion forum and provided 3 thread pages worth of proof...That thread grew to like 10 pages of people arguing back and forth...Some siding with me and some not...

But he also grew up in a neighborhood where the moms all were able to raise money to give the kids access to computer time at a very early age.

He couldn't even do that (the grass grew too high and the other tenant in the other unit complained). 

I grew up driving by Taliesin every day on my way into school bringing an intense appreciation for architecture.

I also have an IT business that I grew to over a million in revenue within 3 years.

He is in jail for DWI, Drugs and Domestic and got denied parole because of his record, I'm not worried about dying over this deal if that's what you're getting at, I personally grew up around and have met some pretty shady characters, these people just dont fit the bill.

As far as the last downturn, the tax numbers from all 3 cities and Sevier County all maintained from 2008-2009 and actually grew year over year from 2010-onward and hasn't stopped. 

I originally grew up in the DC/Maryland/Virginia area, but for the past two years, I have been working as a software developer in lower Manhattan.I have basically zero background in real estate, but I hope to learn a lot from this community -- enough for my wife and me to invest in one or more rental properties within the next two-to-three years that will give us a nicer return beyond our retirement mutual funds.
