I agree with the 'get your license' consensus.While passing a test in no way prepares you to make money for yourself or others, it does expose the licensee to the basics of real estate such as ownership benefits, title, basic documents, some law, financing, valuation, ethics and duties of an agent and of brokers.It's scary how little many agent know, however.

Also note, your E&O insurance does not cover you when you are a principal to the transaction.Also to note, as this issue may come up....as a licensee you are open to being specifically taxed.

The best info I got from it was the following: a licensee cannot do a list of duties "...unless the licensee’s broker holds a current written property management agreement or other written authorization signed by the owner of the real estate or the owner’s authorized agent."

Our licensees can add links to the main page or one or more city landing pages from their Facebook, LinkedIn, Twitter, Trulia, Bigger Pockets, etc. pages to drive up their local SEO ranking, and that's what most people care about - those local searches.

Yes, a licensee will be held to a higher standard, but more important, the licensee's broker will be responsible for any actions taken by the licensee in the capacity of a licensed agent.All licensees will be held to a higher standard, regardless of how long they have been licensed, what courses they have taken, etc.
