Hey Paul, I've done a few of these with buyers moving money from California to the Detroit market. 

I've been buried with tax preparation and a couple projects, so BP moved from the back burner to completely off the stove!

More people moving to a city is more potential tenants. 

The IRS considers a rental property "placed in service" when it is available and ready to rent, not necessarily when the first tenant moves in. 

@Vincent WeselakIt’s a good idea to get an estimate for your insurance costs upfront since this can vary based on the property type and location, and it’s a key factor in evaluating your cash flow. 

We'd even be happy to move them into one of our (future) properties and just let them keep all/most of their rent income as free cashflow. 

They are LTR, sorry I should have put that in there. 2 Have been there for 1.5 years now and 2 just moved in Feb 1 after a renovation was done. 

Hello @Timothy Hilario,I think there are benefits to both strategies.If you move out of your apartment and rent it as a mid-term rental, you could see decent cashflow without pulling equity out of the unit.

I move along past the wins very quickly but sit with the normal and foreseeable challenges/issues for a really long time (and react like they came out of nowhere even though they are normal and did not).I've always been tempted to scoop up a house back home in IL.

One of my commercial RE agent friends  here moved out there.
