@Mark Ross-   if you want to purchase another property -   doing a  cash out  refinance on the condo  is a fine place to get access to  some of the funds ...use a  3o yr fixed rate for this  ...max loan to value will be  75% of the appraised  value ....if you have  other means  for the  funds to buy another property -  you might  consider the altermatives

I told him $2,500 is a fine RETAIL price but I have to buy at wholesale, so I can retail it and make money, otherwise it doesn't make sense to do all this work just to break even.
