You will want to make sure you have it fenced, with the proper type of gate latchthat is child proof, have all signs in place pointing out swim at your own risk, nolifeguard on duty, a lifesaver ring, etc.Regarding expense, many people don't understand how logical it is to switch fromchlorine to salt system to keep the water properly chlorinated.  

But right out of the gate he is making far more than 200 a month in net revenue because of scale. and He would not have had that opportunity unless he bought in a high appreciating market in the first place lets not forget that..

Yeah I don't think my wife would dig moving out of her 3500 sq. ft. custom home on 1 acre in a gated community with lake views to one of our rentals.

In addition the property would require a security gate/fence, parking lot resurfacing, and lots of landscaping.
