Figuring it out in escrow and knowing your outs to back out are extremely important. 

Also I should make it clear, I am really not all that successful of an agent, I'm not pulling down huge production numbers, but I'm also not really interested in sacrificing quality of service for volume and Ive not yet figured out how to scale in my way yet...but I've been at it about 3 years full time, so I'm still working it out I feel.  

I do have a lot of people who have started asking questions so I figured I would give the good and the bad from my experience over the last two years so others can make their own decision.

When you have a MF property it's a little bit easier to stagger the increases because you most likely don't want to drop occupancy that low, so when you have 1 unit it's just kind of figuring out what's important to you and than just trying it and seeing what happens. 

I know Property Meld has something built into their Maintenance dashboard where it asks for reviews after maintenance issues are handled and I think if they rate 4 or 5 starts they then ask for a google review and if it's 3 or below it stays internal and gets circulated around so the team can figure out what went wrong and improve on it.

That’s what I figured but when going through the motions on my search I got hung on up that.

But, there were definitely others that felt like a sales pitch from the moment I walked in.The best way to figure out which ones work for you is to give a few different ones a try.

We would bring in compensation to make it worth it too him and he seems to be open to the idea as long as we can figure out a way to do it without too much penalty on his side.
