@Hector Surratt Sosa This is a market that we are seeing increasing interest in here in 2025 as well.

At the point that we step into the role of confirming zoning, we are actually stepping outside the scope of our license as we are not experts in that area.  

My preferred options are:1. house-hack with a duplex under ARV; live in one unit => renovate => rent the other unit2. buy a SFH under ARV that could be converted into a duplex (preferably adjacent units vs top/bottom) - I'm assuming the biggest challenge with this strategy would be separating the infrastructure for utilities; and costly.

Debating to use a HML for a flip or a BRRR.

All of the endpoints (Bathrooms and kitchen) are on the back side of the house, so I am wondering if we could save money by going in through the back of the house, and then trenching a new sewage line from the back of the house around to the front to tie into the existing sewage line.

If you are only using a license to represent yourself...there is zero benefit.
