In an age where any and all data is $$$, how does your company guarantee that all my work, time and energy driving around and cataloging all these distressed properties, won't be wrapped up and later sold as "Leads" to other investors or companies to sell?

Scenario 1 = It looks like you have $950,000 cash to pay off the mortgage balance off.You are getting $70,000 additional cash-flow$70,000 / $950,000 = 7.3% which is not bad considering this is just cash-flow and you likely get an additional 4% appreciation bringing your total return to around 11%The thing to consider is that you would then lose the mortgage interest deduction.Without that deduction, it may put you into taxable income territory.You may want to consider seller financing some of the properties and see if you can get 8% to 10% interest.it would guarantee you a return and still get you nice interest over a period of time.As I get older, I want my investments to be more 'simpler'

Also the property rents for 2K and has good cash flow.Hey Mikal - that deal would be pretty easily done as a DSCR but the main reason you would want to go that route is if you want to 1) put title in an LLC for asset protection 2) qualify off the property's income and not your personal DTI 3) keep this mortgage off your personal record so you can qualify for another conventional loan down the road question: Are easy street loans personally guaranteed?

Guarantee you will find more S8 tenants than cash tenants, but they may wreck your house.So, that leaves either STR or MTR strategy.If you can do that for the next 2-3 years, you can then either keep it as STR or MTR if all is going well or sell it to get the $250/$500k capital gain exception.
