Hello BP community,I'm a landlord in California, and I'm dealing with a situation where my tenant is refusing to pay rent for the time during which mold repairs were being done due to water damage from a neighboring unit.

A lot of other investors who go the same path will be burned and stuck under water once it's ready to sell.

But I will not invest in Linden, even if it changed.The main tenant pool in Columbus is the student population around OSU.

@Alfredo Cardenas Passive losses from rental properties are generally pooled together, not separated by property.

Do you get a decent rental pool?

You are new, so you don't have a pool of contractors, or know what things really cost, or what a scope of work truly entails and if you are getting fair bids or not.  

My roof water leak test could not reproduce the leak albeit the amount of water from a garden hose can't compare to a major rainfall. 

And make sure that all items necessary for you to get the best rate possible from your carrier (like 4 point inspections, roof attachment points, pool enclosures etc) are present or available.One nasty little factor that can't be helped is that every time you buy a property for more than than last owner paid - you will have a tax bump due to re-assessment. 

We could sell that house by itself, but it would be sold under a land in common agreement and an HOA would need to be formed.I also confirmed with the Public Works department that a 2nd driveway can go in, with a septic designer that there's room for second septic tank, and with the public water company that they can tap into the main water line from one of the neighboring roads.I'm sure there are some more details that I would need to iron out that the code officer didn't bring up, but the high level answer I was looking for is that my town does allow selling off a second house under the LD 2003 legislation.
