Its in a mid-range property - a 4 BR duplex that we will seek about $2-$2.2k rent, hopefully a B+ property in a B market.  

@Brian PownallThe access to capital is at some of the highest levels we’ve seen.I personally still buy good cash flowing value add deals in A/B markets in Columbus and plan to hold them for the long term.

The demand here for nice rentals in a B+ With garages, no less, is ferocious. 

I would pass on it unless it was owner financed at 0-5% down, held in an llc, with no personal recourse on the loan, in a class A/B+ neighborhood in a city with 3%+ job growth.

I decided to invest in Memphis ,TN.My plan is to start out by purchasing SFHs, in a B class and above areas with a budget ofup to $150,000 (ARV).

I am fixing up a rental in a B+ area, highly sought after area at that.

I have places in BC and AB and with the current market, I'd buy in AB as prices are still reasonable.
