Not unheard of but I should mention the SFH with 15% down purchase is a 30 yr fannie mae mortgage with interest rate 5.25 and the 20% down duplex purchase was through a portfolio lender who keeps loans in house--15/30 mortgage, no reserves for properties with them,  no escrow, DSCR 1.3 or higher, the interest rate being near an owner occupied home rate.

The demand for this office space lead to one tech company signing a lease even before entitlements of an office building have been approved which is unheard of.

(What's the difference between a MH Park and a just bunch of MH lots together, I don't know)Around this county, MH lots are gravel and a concrete pad is nigh unheard of.There are currently other new MH parks starting up in Walker county.I'm just curious as to the pitfalls of starting a "park" (or just a bunch of MH lots with power and water with meters) on my 4 acres.Obviously, I'll have to pay for the following:- any leveling of land, which is mostly level already- gravel drives from road and for lots- water run and metered to lots- electricity run and metered to lots- septic systems for each lotAny input like "DON'T DO IT!

You did mention Japan, which is pretty open so moving money in and out shouldn’t be an issue but unfortunately I don’t know much about that market.But as I mentioned earlier, I’ve had amazing appreciation on every property I’ve ever purchased in Asia. 20-30% a year isn’t unheard of and Ive seen some locations that have done that in a MONTH.
