You might still make some money...or you might loose just a little while you learn....but I think chances are unless you totally mess things up or every part of the deal goes wrong, you end up with most of your money back....AND you learn and develop some relationships.

Obviously, this is not something easily done with a commercial warehouse, but theoretically you could do ANOTHER 1031 exchange of the warehouse after the prescribed number of years is up, for a residential home, rent that home out for the prescribed number of years, and then move into IT.

Admittedly, pricing will often account for any major items, and I don't believe this is true in Sandy Springs, but there are some areas that an interstate cuts off a small part of the neighborhood, and so labeling the neighborhood as "good" may be true for 90% of that neighborhood, but if you are in the 10% that is on the "wrong side" of the interstate, it can be a totally different market.
