I hate to be the bearer of bad news, but off-market strategies typically aren’t the best approach for acquiring multi-unit properties.

After buying and selling multiple pieces of real estate, we still own a house hack (somewhat unconventional approach with a carriage house & primary home), but we love the flexibility it affords us. 

Instead of a helpful and understanding approach, I was met with condescension and unprofessionalism, particularly from Mike.

Another way to approach this is to prepare a written early termination agreement to be signed by the tenant, wherein the tenant agree to vacate by a date certain and to comply other terms (e.g. paying early termination fee or an agreed upon amount if there is no early termination fee provided for in the lease).
