Unless you wear a red suit, have a white beard and collect your rents in a sleigh, that doesn't sound like smart business to me.

One of the things you should do up front is to find an office that will suit your needs.  

To give an idea of price, I am considering $500-$600 for the master suite plus like $100 to cover partial utilities. 

I am looking at renting the master suite out and stumbled across someone interested in renting a room part time so might also rent an additional room like that to them if we can figure out a price that works.Then I ran across a FSBO in a great rental area...

Worcester is a city that I would also be confident in with investing opportunity but obviously doesn't suit our location needs for the time being. 

I've gotten 3 quotes for an approx 400 sq foot master suite addition (plans already approved by the city) and the least expensive was $150,000 - tile, fixtures, etc not included.

Barring that, you have to use the sites that are best suited to your market.
