My struggle is two-fold.... 1, finding deals in volume, and 2, my private money lender only has pockets that are so deep, and my lines of credit are small....

Currently struggling to find deals using auction sites as most of them want cash only.

The struggle is that in a market like ours, everyone wants to find a house first so they know what housing authority to port to.  

I guess I have struggled to find mf properties that seem to fit my expectations.

I would like to keep going this route, but struggling to get loans.

It was a struggle at first dealing with bums living in the shed stealing electricity from my house.

Although struggling in this area of the city to retain respectable and renters that pay on time or pay at all.

The big thing you are overlooking is that when you buy something in that range of 20-40 units you will struggle with finding quality property management, which is why people go after 100+ unit deals.

I am struggling how to analyze that into the equation.. 

However since the stove was working just fine when the tenant admitted to cracking the cooktop, I'm struggling with the idea of purchasing a replacement stove and letting the tenant not be financially responsible.
