Granted, we didn't lose money, but out last flip was bought slightly out of "we have money sitting in a money market, it has been a year since we sold our last flip, and we need to be making some money".  

I bought the lots cash.

I did just this, and in 4 years sold it for a $200k profit and that’s how I bought my home and build an ADU conversion.

But if someone said they’d NET me $120k more for a property I bought yesterday, I’d probably take that deal. 

Yesterday I bought a house, to be a rental. 

We bought enough equipment to do 500-1000 letters per week but recently decided to start outsourcing again.

I bought my first place in Oct 2022. using what I learned here I feel comfortable about where I am at.

I wish I bought more in this neighborhood.

I bought a 3/2/2 SFH1000 SF, move- in ready ( built in 2003) for $165k but they wanted $175K but I paid cash & closed quickly. 

We bought for $379,000 3 years ago and I could sell it today if we wanted for $475,000.
