I’m not a speculative investor even though I kind of am with not much cash flow here, but I’m generally bullish on North East Bc of so much undeveloped land.

Class C properties which would be considered more speculative have the potential for explosive growth over the next few years..   

I wouldn't speculate on this, and just continue in doing your own homework to see what's attached to the property and whether or not it falls within your threshold.
