OTA/channel markets are the equivalent of selling your soap at Walmart: if you want their customers and foot traffic you have to play by their rules.

In Australia, when you hit the 10 yr anniversary at your company you can take 6 months off paid (this was from the old days when folks needed time to get on a boat to go see family in England).

My wife and I just spent our last anniversary weekend in Portland, ME and LOVED it. 

In my opinion, one of the great things about STR is that there is a wide range of accommodations, in a wide geographical area, with differences in property condition, size, location, cleanliness, amenities, etc.  85% of motels/hotels are basically the same, the major differences in many of the lodgings newly built seem to be the number of bars of soap offered in the bathrooms, and whether the property is served by two elevators or three.  

It is easier to track and calculate the interest payment when the yearly anniversary date hits.

I'm working on Welcome Packages for new tenants that include a small basket of gifts like soaps, shower curtain rings, flowers, etc.

I'm back from a wonderful anniversary weekend and now have a moment to answer some questions that I overlooked.

You can also have a locked off space for your cleaner to access so that they can replace soaps, shampoos, extra linens, etc.
