BRRRR sounds really good but I’m a bit terrified with the rehab process and the sensitive time line.

The property manager at the time assured me that they know how to deal with sensitive matters such as raising rent. 

Careful OP, there are some sensitive mods on here that don't take kindly to you smashing their BRRRR marketing.This is the thing I hate most about Biggerpockets.

I am on an income sensitive repayment plan and they were trying to take 1% of my total debt to use even thought that is no where near what I pay a month.

I am biased since I am allergic and may be overly sensitive but I think the damage they do by smell is far worse than the damage you are likely to encounter from a dog. 

When/if it does it will be something like the Covid extension which said that every time sensitive date for certain activities (like 1031s) that fell between 4/6 and 7/14 was extended to 7/15. 

Appraisers are generally not young so they will be sensitive about Covid19.

This works OK for relatively static and simple investments like a private placement or crowdfund, but can become rather cumbersome and expensive with a more time sensitive and transaction intensive asset such as a rental property.

I would only say skip college if you had a great plan or opportunity that was time sensitive.
