You just have to know how to recognize a deal and be willing and able to take fast, aggressive action, that's how you get the good stuff. 

@Levi Collins Unless the tax deeds have had a Quiet Title action done, or you’ve had them over 4 years….No.

At the end of the day you know yourself and you will know what you need to do to make sure you take action.

After going back and forth, taking the property off and on the market, bobbing and weaving on the price, waiting a couple of months to see any real action come in, I landed a client that was interested in the house.

To me that is not proportionate and accountants need to be sensitive to that with their small business/real estate clients and not recommend a one-size-fits-all solution.

This approach enabled swift action, allowing a same-day sale for $233,000.

RE investing is about building wealth and taking action to get there. 

And (hopefully) this property will be less sensitive to market corrections, as you mentioned.
