That all amounts to 10k I wasn’t prepared for and had to scramble to come up with. 

It blows my mind somebody would borrow a few hundred grand pretend to be a cash buyer get the deal under contract then scramble to find somebody else to buy before the closing date .

I figured that I would start reaching out to BP and some hard money lenders so if I need to use someone I’m not scrambling to find a lender

I personally did a few thousand of them in 14 markets as the HML …. this is not a new concept by any means.what happned was in 08 refi's FROZE SOLID and all those folks in HML were scrambling to pay these off I had about 460 loans out at the time..

Why scramble around seeking a loan or maxing out your Credit Cards?

We've seen people scramble looking for a lender because the property wasn't seasoned.  

Should be easier next time already knowing the potential restrictions, but when you've saved what you think you need and then they go, "nope, you actually need 5k more... in 3 weeks... and you can't use unsecured lines of credit" it can be quite the mental scramble!

Yes typically serving up a guru in the BP forum is much like making eggs scrambled or sunny side up which is to be expected given the reach a post has on this site and the range of experiences that different folks have as well.
