@Thomas Rutkowski, Section 453 of the Internal Revenue Code has been around for years, as you state, but the case that specifically supports the Monetized Installment Sale is a relatively recent case. 

If the revenue for the short term is as much as the long term due to the STR restrictions, maybe the STR strategy wins based on that.

Obviously there has to be enough revenue and profit to do this.

I've also considered forming an S-Corp in PA, as I want to have a self-directed retirement account someday, and it would be easy to max out with the revenue from the PA solar farm.If I had a self-directed account, I would likely do some investing in securities, but most in real estate (likely in NC).

This can increase rental revenue and accelerate portfolio diversification.

The price to revenue ratio is amazing and the appreciation has been externally favorable over the last few years. 

For me, the fee is a cost of doing business and my revenues pay back those charges.
