This is based on demographics/interests including age, profession, income etc.. 

@Chris John I'm seeing quadplexes thhat are far cheaper per dollar of income today than they were in 2021. 

House hacking lets you live in one unit and rent out the others, which can help cover your mortgage and generate some extra income.

On the north side, my credit score requirement is 680 and I strictly require their monthly household income to be 3x the rent.

If the taxes are killing your cash flow, you'll need to either negotiate a lower purchase price to offset the tax burden or budget for some property improvements that could increase rental income and help balance things out.

I believe Wichita will grow in coming years. 

I'd add a late fee to the lease renewal, but if they are struggling to pay rent now, when the baby comes, they will be down one income for a bit and then have child care, so will likely have more problems.
