When I bought my Houston property for under 21k per unit, when the market was at 25-35k per unit, it reinforced my evaluation that it was a great deal, under market.

You may find that when you reinforce that boudary with this Tenant, she backs down and becomes compliant....or she moves out, and makes way for a new Tenant who won't scare off the other Tenants. 

Even if the property redeems, though the returns in terms of real dollars will be low, the experience you gain will help inform your planning for next steps and will either reinforce your enthusiasm to continue, or will help you determine what other direction to try.

It reinforces much of my investing philosophy to continue to buy and invest whether the market is high or low.
