If it's legal, but not conforming to the current zoning regulations, then you'll need a rebuild letter from the governmental entity that governs zoning.Once you get the zoning nailed down, get a hard money loan and get the whole thing finished so you can get a DSCR loan (you're right, before they get more expensive). 

I am rebuilding a quadplex damaged by Hurricane Matthew and do not have it in my budget to spend 12K on unrentable crawl space.

I have done the fine carpentry of rebuilding the classic moldings, each window case is 23 separate pieces of wood, you simply cannot hire people to do this for anything but a luxury resale.

But I just put 30k down for the current one so I at this point my money is in the rebuilding stage.

Something to speak to your adjuster about is whether you have to rebuild/repair the damages or can you collect a check and sell off the property as is to a company that specializes in fire flip projects. 

Hey everybody, Ive got a question about a deal I'm looking at in Royal Oak MI (48067 / 48073)...Here are some of the specifics...This would be a tear down/ re build deal.  

They said it happens more than you think, (typically when logging or clearing land), and there were three ways to calculate the replacement value of the tree: First, what is the cost of buying a 20+ year old tree, transporting it and planting it in the same spot; Second, have a property assessment done showing the approximate loss to the property value based on the percentage of landscaping destroyed; Lastly, have an arborist come out and do a calculation where they "rebuild" the trunk based on the cost of a smaller tree of the same species.I went with the 3rd, as the other two just seemed unreasonably high.

My goal is met by establishing connections with like minded citizens to get our local govrnment on board and building relationships within communities to help boast the pride, and connecting with those who have the resources to rebuild, revitalize and reorganize strong communites.

Long story short I moved in with my grandmother and started rebuilding my life.
