:Expanding on your point about maximizing units: If zoning allows in the target market, would it make sense to consider converting a single-family home into a multi-family unit (e.g., triplex, fourplex)?

I have a self storage owner come to me with an off market deal for his 84 unit business with room to expand.

The property had sat vacant and neglected since then, rapidly deteriorating and becoming an eyesore to the neighborhood.  

Larger, experienced shops likely less so, but with these groups even if they have some problem deals it’ll amount to a headwind to overall performance of a very large portfolio rather than a disaster that brings down the firm.The 2020 to 2023 period saw several very active “newer” groups who were rapidly scaling and in some cases dominating acquisitions.  

Only then will we see the rapid decline in the housing market.  

However, that is my choice based on what I want to do not based on what politicians tell me I have to do or can not do.Second, from a landlord standpoint, there must be incentives to invest in expanding the housing supply and maintain them.
