This is one of those, as is the neighboring properties (all of which operate as duplexes, though officially are noted as SF).

I get that having a paid off property is very comforting, but to me it's not the best move if you're trying to grow. 20% down and 3% annual appreciation means you're making a 15% return on your downpayment. 

I have a property in Encinitas right next to an elementary school and want to explore the idea of some kind of after school day care program.

Once complete, they will assign the property to me.

So, yes the rights granted in that deed should remain for that period of time unless you agree to a change even if the property is sold during that time.
