There is plenty of supply so I would either pass on this or write them an offer that makes sense from your position.

@Deal H. that is great to hear you are in a position to make your first investment into real estate. 

Certainly if you pay cash for your property and possibly if not likely if you use some source of financing mentioned above, you should be cash flow positive given the much lower costs in Mexico.

I spend a lot of time listening to audiobooks, and a lot of those books are actually more geared towards the mind and being positive (you mentioned mans search for meaning, I just finished that).

I would love to see the numbers, normally they can be tweaked in a more positive way. 

Hi Burton,It sounds like you're in a great position with a strong portfolio.

I am located in Northern Utah and would love to invest locally, but it does not seem feasible for my strategy and financial position.

Maybe not with positive cash flow, but overall is very doable.

@Laura Casneri am in a similar position, i am making an offer every couple of months or so, and either getting outbid or the seller doesn't want to sell.
