How critical was the lender’s turnaround time (e.g., 60 days vs. 90+ days) in your decision?

Not every time you want to buy a deal will there be one. 

People who can afford a property like that will buy a home themselves instead of renting(majority of the time).

Westside can be rough especially for a first-time investor.

That said, most of our DSCR options have had rates drop over the past few days, so right now is probably a good time to move forward (at an 80% or 75% LTV) as it is very possible to get you rates in the 8s and even low 7s right now at those LTVs, if your credit and DSCR ratio are good.

This gives investors some time to complete a rollover and, in some rare cases, can be used as a source of short-term liquidity.Unfortunately, inherited IRAs are not treated as your own and do not fall under the 60-day rule.

i have seen many do very well getting on a team.Myself personally I would concentrate on listings 1000%  Buyers only if well knownand wont waste your time. 

The Orangeburg tends to narrow over time limiting the flow of sewage.
