If you said "recession AND housing market collapse" then you are defending two different positions that may or may not overlap.

There's a huge overlap of traditional real estate investors who are diversifying their portfolios with short-term rentals.

I assume that each investor would have different criteria, but there's bound to be overlap in what each is looking for.

People who see them overlap think its odd. 

My business partner tends to: Update our mailing list, meet with inspectors, handle setting up utilities.I: Handle the contracts, meet with tenants, meet with our marketing guy, build spreadsheets.There is definitely some overlap there as well.
