Look for the oldest worst property in a great neighborhood.  

That is why large private equity firms and buying up parks all over the country... they have great cash flow and don't require a lot of 'management'. 

We saw neighborhoods revitalized when the city allowed for more mixed-use and multifamily projects..

I’d recommend having this discussion with her now and just get a firm move out date whenever that is.

On the flip side I've seen neighborhoods where we manage multiple units and the house is leased in less than 2 weeks.
