Once your broker gets that - you can have them start pushing things back upstream to get it closed.I even had a closer schedule a closing for 2 days away, to put pressure on the seller to get the paperwork done - knowing full well it wouldn't happen in 2 days, but it did happen in 5, instead of 2 to 4 more weeks of the file gathering dust.I am usually very persistent for my clients, as we really have nothing to lose!

Often times (and I have seen this happen) a developer does improvements based on a certain tenant going in.Then the (A grade) tenant doesn't stay as long as anticipated.The second or third generational space user going in pays much lower that the original lessee because of their business model.So you just have to be sure after improvements if they bail you can lease at the same rate or higher and that there will be demand for office space.Washington and other areas unemployment is low.Most of the other areas unemployment is very high.This puts pressure on businesses and makes very few new starts up happen.For this reason in Atlanta office is overbuilt and vacancy last I checked was at 20%.

Looked at the pics.I would power wash the sidewalk next to your building as well as the entrance and patio.They are real dirty and you can see algae growing on them.You can rent concrete pressure washer with a high PSI at Lowe's or Home Depot for cheap.Make sure you spend a little higher amount to get the high psi sprayer.Do Not use it on the house but concrete only as damage can occur.The houses use a lower psi sprayer than the concrete ones.I would say you are looking at identity disorder with this property.I get your story about it but what else is around it??

That may be true while incomes are rising as well, but if incomes stay flat or fall and prices rise significantly (which Schiff predicts), people will have less to spend on housing - which could put downward pressure on rents.

changed capacitor, checked refrigerant pressure.-150 dollars.August-1.5 labor hours-rerouted condensation line to the outside of the house from the crawl space-97.50 dollars.September-1 labor hour-repaired leaking hose bib on the front of the house.-65 dollars.October-vents are not working in all the bedrooms. found system with a broken duct in the attic and plenum.
